What is included in the additional Prepurchase "Comprehensive" package?

Building elements that are not structural can also be defective or require maintenance. These include flashings, ceilings, plaster, paint, claddings etc. This helps you to understand the over all condition of the property from more of a maintenance perspective. These additional items may not always be something that you can force the seller to repair but are still useful to know about. What is included in the Prepurchase "Structural" inspection?

All accessible structural building elements are inspected during a structural inspection. This includes the inside of the roof cavity, the walls, ground slab, external areas, structural piers, posts, lintels and any signs of degradations resulting from moisture ingress. This will address structural defects in the home that can be claimed under a significant structural defects clause.

What isn't included in a building inspection?

Your Prepurchase building inspection will include those items that a registered builder or termite inspector is properly qualified to and physically able to visually inspect. AS4349.1 Appendix D sets out specific guidelines for what is and isn't to be included in a Prepurchase report. This is to protect both the buyer and the inspector from giving or receiving advice that can lead to disputes. Your Prompt Building inspector is a registered builder, not a plumber, electrician, air conditioner technician, swimming pool equipment technician etc. While we do look at the condition of many of these items, such as plumbing and electrical in the comprehensive package, we do state that a builder is expert in structural building related issues and will have limited capacity to professionally comment on some types of items. How much does an inspection cost?

How long does it take to get the reports?

Reports are sent by email within 24 hours of the inspection and usually on the same day. If you have a tight deadline please let us know and we will meet it.

How is payment arranged?

Netbank transfer is the primary payment method. We also accept Visa and Mastercard payments which incur a 2% surcharge. Payment is required prior to sending reports.
